Heat Pump Insurance in the UK: Home Cover, Warranties and Guarantees Explained
Quick answer: Once installed, a heat pump normally counts as part of your home’s buildings insurance, like a boiler — but you should tell your insurer you have one. Breakdown protection is patchier: several big-name home emergency policies have excluded heat pumps, so check the wording. Your first line of defence is the manufacturer warranty plus the MCS workmanship guarantee, not insurance.
Buildings insurance: usually covered, but tell your insurer
A heat pump is a permanent fixture, so damage from insured events — fire, storm, flood, theft of the outdoor unit — normally falls under buildings cover in the same way a boiler does. Two caveats. First, installing one is a change to the property that your insurer may treat as a material fact: telling them (usually a five-minute call, often with no premium change) protects you from a claim being questioned later. Second, the outdoor unit sits outside, so check how your policy handles theft and accidental damage to external fixtures — excess levels and exclusions vary. If you are in a flood-prone spot, mention the unit’s location too, since outdoor units sit at ground level unless mounted on brackets.
Home emergency and breakdown cover: read the small print
This is where owners get caught out. Home emergency add-ons were designed around gas boilers, and the industry has been slow to catch up: Homebuilding & Renovating reported in April 2023 that Admiral, Aviva and Saga excluded air and ground source heat pumps from their home emergency policies while still covering gas boilers, whereas LV=, Direct Line and Churchill covered heat pumps under optional home emergency cover where the pump is the home’s main heating system. Policies change frequently — treat this as a prompt to check your own documents rather than a current list, and ask the direct question before you buy: “Is an air source heat pump covered as the primary heating system, for both call-out and parts?”
Warranty vs guarantee vs insurance: who pays for what
Most things that go wrong with a heat pump in its first decade are not insurance matters at all. It helps to see the layers side by side:
| Protection | What it covers | Typical duration |
|---|---|---|
| Manufacturer warranty | Faults in the unit itself — compressor, fan, electronics | 2–7+ years depending on brand and registration |
| MCS workmanship guarantee | Faults in the installation work | Minimum 2 years, transferable to a new owner |
| Insurance-backed guarantee (IBG) | Honours the workmanship guarantee if the installer ceases trading | Matches the guarantee term |
| Buildings insurance | Sudden external events: fire, storm, flood, theft | Ongoing while insured |
| Home emergency / breakdown cover | Call-out and repair when heating fails (where heat pumps are included) | Annual, optional add-on |

The warranty layer does the heavy lifting, and terms vary more between brands than most buyers realise — our UK heat pump warranty comparison puts the major manufacturers side by side.
The MCS protections most owners don’t know they have
If your system was installed under the MCS scheme — which it was if you claimed the Boiler Upgrade Scheme grant — you have more protection than you may think. MCS requires installers to guarantee their workmanship for at least two years and to back that guarantee with insurance, so it is honoured even if the firm goes bust. Membership of a consumer code (such as HIES or RECC) adds dispute resolution on top. Dig out your MCS certificate and handover pack: the guarantee and IBG documents should be in there, and both transfer to a new owner if you sell.
Keeping the protection valid
- Service the unit annually where the warranty requires it — most do. See what an annual heat pump service includes and what maintenance costs.
- Register the warranty with the manufacturer after installation; extended terms often depend on registration within a deadline.
- Use qualified engineers only. DIY repairs or non-approved engineers can void the warranty, and refrigerant work legally requires an F-gas certified engineer.
- Keep the paperwork: MCS certificate, commissioning record, service receipts. Claims and house sales both go smoother with a complete file.
If you do need to claim
Treat a heat pump claim like any buildings claim, with one extra habit: photographs. A quick photo of the outdoor unit each season, plus the commissioning record showing its condition at handover, makes storm-damage and theft claims far cleaner. Report theft of an outdoor unit to the police and get a crime reference before calling the insurer, and do not arrange permanent repairs until the insurer has agreed the claim — temporary safe-making is fine. If the loss adjuster queries whether damage is wear rather than an insured event, your service history is the evidence that the unit was maintained.

FAQs
Will a heat pump increase my home insurance premium?
Usually not by much, if at all — insurers generally treat it like any other fixed heating system. But declaring it matters more than the premium: an undisclosed change to the property gives an insurer room to question a claim.
Is specialist heat pump insurance worth buying?
Standalone breakdown policies for heat pumps exist and are worth considering once the manufacturer warranty expires, particularly for parts-and-labour cover. During the warranty years they often duplicate protection you already have — check what the warranty and MCS guarantee already cover before paying twice.
Does the warranty transfer if I buy a house with a heat pump?
The MCS workmanship guarantee must be transferable to the new owner. Manufacturer warranties vary: some transfer automatically, some require notification, and some lapse on change of ownership — ask the seller for the paperwork and check the brand’s terms before completion.
